Investment

Cheval typically invests over a three to seven year term using a combination of debt and our own resources or in partnership with other investors, developers and funds.

We build income producing commercial investment portfolios and the success of the five Belfry Funds for AIB Private Banking, which have invested some £700 million over the last five years; has lead to other joint ventures such as the launch of the Vintry Fund developed by Cheval Chanderhill Limited in 2006.

Development

The key to our successful development process and performance is ‘active management’ – both active asset management and active property management. We assess and address the potential of each property from the point of view of long-term asset value growth and of maximising the available short-term financial opportunities and improving the physical environment.

We use a range of ‘active management’ approaches based on a clear understanding of our client’s risk appetite and anticipated returns, including:

Working with the tenants to establish their needs and the relocation opportunities both within the property and on adjoining sites, including acquiring properties to meet their growth plans.
Re-gearing leases where the application to assign or sublet is received from the tenant.
Reviewing service charges in the context of voids and forthcoming rent reviews and lease renewals.
